  1. Rental Period / Arrival and Departure times:

    The rental period is based on the number of nights spent on the property on a per week basis, e.g. minimum seven nights stay.

    ACCESS to the property will not be before 3pm on the arrival date/day of rental period. On the date/day of departure guests must VACATE the property by 10am.

  2. Arrival and Departure Days for;

    For Arrivals / Departure days we prefer Wednesday, though Saturday arrival / departures are available for Villa Neos. Non Wednesday arrivals and departures will be considered from November through to April.
  3. Telephones:

    No telephones are provided at the villas therefore we recommend you bring your mobile phone with you. Check with you service provider if they can activate international roaming on your telephone for the duration of your holiday and that they provide you with instructions on this service especially information regarding costs.

  4. Satellite:

    Subscription channels are NOT available only free to air telecasts. Please DO NOT tamper with satellite receivers to try and obtain subscription channels as this does not work and can wipe out the satellite signal and incur repair fees which YOU will be responsible for.

  5. Cots / Highchairs and Disable Equipment:

    If you require a cot, high chair or disable equipment please request it at the time of your booking in order to ensure we can supply these items in your villa upon your arrival.  Cots and highchairs may differ from those you may use at home. Please note for hygiene reasons please supply your own cot linen. There are NO extra charges for these items.

  6. Pools, Gardens and General Maintenance:

    To keep the pools and gardens in a good condition it is impossible to provide maintenance only on the changeover / cleaning days. Pools are serviced every day usually in the early morning to minimise disturbance to guests. However we can not have fixed hours when pools and gardens are maintained therefore we ask for your cooperation and understanding when these services are being provided. Furthermore you will be notified which staff will be carryout these tasks.

  7. Villa Services:

    Water and electricity are included in your rental cost except for the cost of air-conditioning. Unfortunately water or electricity shortages or supplies can be cut without notice for varying period of time and for various reasons, as we are not responsible for these occurrences we ask for your patience and cooperation.

  8. Air Conditioning Heating & Lighting:

    The use of air-conditioning is optional and is paid locally @ CY£2.50 (GBP 3.00) per unit per day.

    Please note:When not required turn air-conditioning units off especially if you are not occupying the accommodation for extended periods of time as this conserves electricity especially in summer when there is an excessive demand on the electricity supply. Close doors and windows to enable the air-conditioning units to work effectively.
    It only takes a few minutes to cool/warm a room when required.

    LIGHTING: It is advisable to turn off internal and external lights at night not only to conserve electricity but to avoid attracting mosquitoes and other insects.

  9. Insects:

    During summer it is unavoidable that you will be faced with mosquitoes, ants and other insects. Each villa is supplied with a number of mosquito repellent machines where you supply the mats or repellent liquid which is compatible with the machines purchased from local supermarkets. It is also advisable to bring with you personal mosquito repellent such as roll-on or spray as you may not have the chance to purchase these items from the local supermarket if you arrive late in the day.

  10. Construction Works:

    We cannot be held responsible for any building works and noise carried out by third parties near the villas.

  11. Maid Service:

    Maid service is provided once a week during a general weekly house clean e.g. every 6-7 days, where towels and bed linen will be replaced. Please note beach /pool towels are not provided please supply your own and please do not use bath towels for beach / pool use.

  12. Safety:

    Please ensure that children are supervised at all times during your holiday, take extra care with balconies, roof terraces, gardens and swimming pools. As the villas are located in the country side and no fly screens are provided ensure shutters or doors are closed particularly at night. Your children's safety is your responsibility.

  13. Disable Travelers to Cyprus :

    Please refer to the Specifications section of our site under Villa Meltemi for information regarding wheel chair facilities.

  14. Welcome Food Pack:

    A Complimentary Food Hamper Pack is supplied to you on your arrival. The Welcome Pack includes basic essentials such as; slice bread, margarine, jam, toilet paper, tea, coffee, sugar, milk, juice, and water etc.

  15. Villa Keys:

    Once the final payment for your booking has been paid we will inform you where to pick up your villa key. From our website you can download a driving map & instructions on how to find us from both our international airports.

  16. Banking Hours:

    Are only from 8.30 am to 1 pm every working day of the week, ATM machines are available at bank branches for out of hour use.

  17. Accuracy of information on the site:

    While every possible care is taken in preparing the information provided on this site or on any printed matter supplied to the guest the guest must be aware that human error can occur and the Owner will not accept any liability for any loss incurred. Should any errors be discovered all those affected will be notified as soon as possible and please accept our apologies.
